Is there an application and administration fee? If so, what are they?
Yes. The application fee is $50 per person for each adult applying for the apartment home. This covers the cost of processing the application and completing the required screenings.
There is also a $300 administrative fee per household (not per person). This fee supports the preparation of your lease documents, account setup, and move-in coordination to help ensure a smooth and seamless move-in experience.

What lease terms do you offer (6, 9, 12 months)?
We offer flexible lease terms designed to fit your lifestyle. Initial lease options range from 4 months through 15 months. After your initial lease term, you also have the option to continue on a month-to-month basis.
How much is the security deposit?
The standard security deposit is $350. For applicants who are conditionally approved, the deposit may be adjusted up to one month’s rent.

Is renter’s insurance required?
Renter’s insurance is not required; however, we strongly encourage all residents to carry a renter’s insurance policy to protect their personal belongings.
We do require liability coverage as part of your lease agreement. You are welcome to obtain this coverage through your current insurance provider, or we can share several convenient options available through our community. When is my rent due?
Rent is due on the 1st of each month.

How do I pay my rent?
Rent is paid online through our Resident Portal, making it simple and convenient to manage your payments from anywhere. There is no fee when paying by eCheck.
We also offer cash payment options through participating bill pay centers at many major retailers, giving you added flexibility in how you choose to pay.

Are any utilities included?
Utilities are not included in the monthly rent. Residents will set up electric service in their own name and pay that provider directly.
Water, sewer, and gas are billed separately through the community based on usage, with no need to establish those services in your name or create additional utility accounts.

In addition to your monthly rent, there is a $10 monthly trash fee and a $5 monthly pest control fee.

How do residents submit maintenance requests?
Maintenance requests can be submitted online through the Resident Portal, which allows you to easily describe the issue and track the status of your request.
For emergencies, our team is available 24/7. Emergency service requests can be submitted by calling 757-220-2717 and selecting option 3.

Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request?
Yes, 24/7 emergency maintenance service is available. If you experience an emergency, please call our office number and follow the prompts to reach the on-call technician.
An emergency maintenance request typically includes situations that impact safety, security, or habitability, such as:
• No heat when the temperature is at or expected to drop to 50°F or below
• No air conditioning when the temperature is at or expected to rise to 85°F or above
• Resident lockouts for electronic locks only
• A broken front door or door lock that prevents the apartment from being secured
• A broken or unsecured first-floor window
• Gas leaks or the odor of natural gas
• Garage doors malfunctioning while a vehicle or person is inside
• Malfunctioning access gates blocking entry or exit, or an unsecured pool gate
• Flooding or active water leaks from plumbing, storm damage, or main line blockage (minor leaks that can be safely isolated will be addressed the next business day)
• Fire (always call 911 first)
• A toilet malfunction if there is only one toilet in the apartment
• A refrigerator that is not working
• A stove where the oven and all burners are not working
• A building or entire breezeway lighting outage
• Pool safety concerns, including broken glass, water discoloration where main drains are not visible, or contamination incidents

What is the pet policy including fees, restrictions and how many pets are allowed per apartment?
We happily welcome up to two pets per apartment home.
There is a one-time, nonrefundable pet fee of $350 for the first pet and $250 for a second pet, due at move-in. Monthly pet rent is $45 per pet.

We do not directly offer furnished apartments; however, we work closely with CORT Furniture, which provides full furnishing packages tailored to your needs.
If you choose to use CORT, our team will gladly coordinate with them to assist with delivery and setup, helping to make your move-in process smooth and convenient.

What are the income and credit requirements?
All applicants follow the same qualification guidelines. We verify income through employment, self-employment, liquid assets, or a combination of income and assets.
Our community requires total household income to be at least 2.5x the monthly rent. This calculation is based on the combined income of all leaseholders.
Applicants are not denied solely based on their source of funds. If you have questions about qualifying or what documentation is needed, our team is happy to walk you through the process and help you feel confident in your application.

Do you accept co-signers or guarantors?
Yes, we do accept guarantors. Guarantors must have a verifiable source of income equal to at least five times the monthly rent. If approved, the guarantor agrees to be fully responsible for the lease obligations under the Lease Agreement and Guarantor Addendum in the event the resident is unable to fulfill those obligations.
